Selling your home can be a stressful and confusing time for you. After all, depending on who you ask, you can get conflicting information about how to approach it. Many people are electing to invest in specific upgrades before they move forward with selling their homes. However, while some upgrades can definitely benefit you – and you’ll recoup their cost many times over – others can be a huge money sink. To avoid wasting both your time and your money, consider adding these four upgrades to your house before you sell it.
Brand New Appliances
Replacing clunky old appliances in your home can definitely add to its overall value. Home buyers don’t want to have to worry about their appliances failing on them in the first couple years of living in their new home. Investing in new appliances (especially in the kitchen!) can demonstrate to a future buyer that the home won’t cause them needless frustration later on.
A Fresh Coat of Paint
Don’t underestimate the power of a fresh coat of paint on your home. While we often say to not judge a book by its cover, these principles actually apply directly to your home. If the exterior of your house is looking worn and decrepit, it may hint to the buyers that the inside is in a state of disrepair, too.
A Beautifully Manicured Lawn
Curb appeal is where it’s at when it comes to selling your home. Just like fresh paint can attract potential buyers, so can a nicely groomed lawn. Avoid taking it too far, though. An overly ornate yard may actually turn buyers off, especially if they think that maintaining it will be a lot of extra work.
Replace the Roof
Fixing the roof can be a very affordable way to increase your home value. Buyers don’t want to have to worry about weather damage or pests sneaking into their home. By replacing your roof before placing your home on the market, you can increase your chances of selling your home quickly.
Avoid These Three “Upgrades” at All Costs
On the other hand, you don’t want to waste your money on a pool. It’s not the draw that it used to be, and upkeep can seem tedious to a potential buyer. Solar panels also are a waste of money, as are an upgraded HVAC system. Why? Buyers are impressed by things that they can see, and things like a new HVAC system and solar panels fall into the category of “out of sight, out of mind.” Instead, save your money for new paint, new appliances, a new roof, and a nice yard.
